How to book your accommodation?

When you have found a suitable student accommodation for you or for your group, you will need to complete a straight-forward application for student accommodation.

Here we try to answer all your questions about living with us, and take you through the steps in moving in to your new home.

Guidelines

When you have located the right student property for you, you will be asked to book the property. Please follow the guidelines below for booking a property:

  • You will be asked as a group to fill out a booking form each, this form is for all private and confidential information that we will keep on file about you.
  • You will be asked to pay a deposit of £250.00 and a booking fee of £50.00 each.
  • Upon booking you will need to supply the management team with a copy of your University student card.
  • The £250.00 is used as a holding deposit and will not become returnable until you have signed the tenancy agreement and taken up occupation of the property you have booked.
  • The £50.00 booking fee is non-returnable.
  • You will be asked to sign a joint and several tenancy agreement (only if you have booked in a group) for the property you have chosen, this agreement must be signed by all tenants taking the property and it must be sign by all before move in date on the 1st September. (A copy of the tenancy agreement document is sent to each guarantor)
  • We then send a form for your parents/guardian to fill out and return to us which must be sent back to us with in seven days. This form if to guarantee that if you do not pay your rent or if you damage the property in any way then the cost of all the above is guaranteed to be paid.  For more information regarding your guarantor please look at the FAQ’s.
  • Once all documents are in and everyone has paid the booking is complete.
 

Rent payments

Rent is payable in advance:

  • 1st term is due on 12th August 2008 (4 months)
  • 2nd term is due on 12th January 2009 (4 months)
  • 3rd term is due on 26th April 2009 (3 months)

Monthly payments can be also be made. This needs to be mentioned when booking.

Student activities and events

At the Manor Villages, we realise how important it is to get involved with many of the activities and hobbies in which you, the students, take part.

For the academic year 2007-2008 we have organised many events:

  • Attended Freshers fayre for the full 3 days at the beginning of the 1st semester in 2007.
  • Sponsorship of The University of Nottingham Tennis Club
  • Full sponsorship of the Mongol Rally 2007, which involved four students driving a 3rd of the way around the world in a race from Hyde Park London to Mongolia, in order to raise money for the charity “Mercy cops”.
  • An organised night out for our tenants at OCEANA nightclub.
  • We plan to attend re-freshers fayre at the end of January 2008.
  • Full sponsorship of the Snowflake ball for the University of Nottingham organised and run by the charity fundraisers Karni.

We are attending Freshers' Fayre, organised nights for our tenants at night clubs, and many more events.

Frequently asked questions

Can I book a room individually or do I have to be part of a group?

You can book individually and we will try to match you up with suitable flat mates e.g. if you only want to share with girls, post graduates etc. If you book individually you will have a single tenancy agreement.

What if I do not have a UK guarantor?

You will need to pay your rent in full for the year.

Who can be my UK guarantor?

Your guarantor can be anybody over the age of 21 and is happy to fill out the necessary paper work. They must have a permanent UK address and hold a UK passport or driving license, and be in full time employment.

What will my UK guarantor have to do to complete the paper work?

Your guarantor will need to sign a form sent to them by Manor Villages ltd, they will also need to supply us with the following: a photocopy of their UK passport or driving license, a photocopy of a utility bill, bank statement. (something which has their name and home address on) All this information must be returned before you move in.

When will a normal tenancy start and end?

1st September until the 31st July. 48 weeks.

How do I pay my rent?

You will pay your rent in instalments either by cheque/ cash or bankers draft. Please note we do not accept bank transfers.

What happens if I cannot pay my rent on time?

You will be given 7 days and after the 7 days your parents or guarantors will be contacted and be given 7 days to make payment.

Please do not ignore the fact you owe rent please come and talk to us in the office.

What happens with house-hold bills?

If the rental of your property is not inclusive you will need to set up accounts information will be given to you when moving in.

Do I pay council tax?

If you are a full time student, you do not pay any council tax because you are exempt.

What fees/deposits are payable prior to tenancy?

You will need to pay a booking fee, and a deposit of £250.00 which is returnable to you at the end of your tenancy. Rent payments are always paid in advance so you will also need to pay some rent before you move in.

How do I get my security deposit back at the end of the tenancy?

Tenants will need to send all of their final utility bills into our office to be checked and accepted. These must go up to the final date of your tenancy agreement. If your rent is inclusive of your utility bills, the procedure will be slightly different.

What if I want to move out before the end of the tenancy?

You will need to find a replacement for your room. This person must take your bedroom in your flat; they must have a UK guarantor, pay a deposit and sign a tenancy agreement.

Can I pay my rent using post-dated cheques?

Yes you will need to hand these into the office, for the dates and amounts set out on your tenancy agreement.

Do you offer a summer discount?

If you want to keep your flat for the next academic year, you will be offered to hand your keys in and keep your possessions in the flat or you can pay half price rent and live there. For people moving into our accommodation alternative housing can be made for August. We do not offer any storage.
