How do I book?
The booking process is simple!
Just download and complete this booking form and return via email or pop in and see us. Read Booking Ts & Cs here.
Pay a £25.00 booking fee, this will secure your booking and go towards your Holding Fee.
Sign your tenancy agreement, a sample can be found here, and pay the remaining £225.00 of your holding fee.
What is a holding Fee?
The holding fee will complete your booking. This holding fee is non-refundable if you do not complete the booking process with us.
Do I pay a deposit?
Once you have moved into the property your holding fee will become your damage deposit. This will be registered with My Deposits and will become refundable at the end of your tenancy.
How do I pay my rent?
We take payments by cash, debit card, credit card (subject to a 1.88% charge) and bank transfer. If you have a UK guarantor you may pay your rent in three instalments. If you do not have a guarantor you must pay the rent in full before you move into the property.
Who can be my guarantor?
Anybody who is a full time resident in the UK, is over the age of 21 and in full time employment can be your guarantor. Being a guarantor means they will pay any outstanding payments on your behalf, in full within 7 days, should your account become in arrears.
What is included in the rent?
Our all-inclusive rents cover your water, electric, gas (where applicable), incoming telephone line, wireless broadband and communal TV licence.
Is contents insurance included?
No, you will need to arrange this yourself.
What are your flexible contract lengths?
We offer contract lengths of 45 and 51 weeks. One semester & short term accommodation is also available (depending on availability); please contact the office on 0115 9784012 for availability.
How close are the Universities?
Manor Villages is a 5 minute walk from Jubilee Campus. The walk to University Park Campus takes 20 minutes or is a 5 minute ride on the FREE hopper bus from the Jubilee Campus. Nottingham Trent University is a 25 minute walk or 10 minute bus journey.
How far is the city centre?
Nottingham city centre is 25 minute walk or a 10 minute bus journey from The Village.
Where’s the nearest bus stop?
The nearest bus stop is on Ilkeston road where you can catch buses straight to the city centre or to Jubilee Campus.
Both pink and orange line NCTX buses offer £1.00 student single ride tickets when you show your student card.
Routes via Ilkeston Road
-The NCTX pink line (28,30,31) all run from Victoria to Faraday road down Ilkeston Road and
-The 28 runs to the Jubilee Campus directly from town.
-You can also get the Trent Barton Two from Victoria bus station to Faraday road but they do not offer special student prices.
Routes Via Derby Road
-The 34,35 and 36 all run from Angel row to Faraday road down Derby Road.
-The 34 runs straight to University Park campus from town.
-You can also get the Trent Barton Indigo, Eighteen or I4 on Derby Road straight to Broadmarsh bus station but these do not offer student rates. These routes will most likely change during the Broadmarsh renovation.
How far is the train station?
Nottingham train station is a 10 minute taxi ride away.
-To get to the train station from Manor, your best bet is to catch the 34 from Faraday road bus stop on Derby road as this takes you to Broadmarsh. This is the closest you can get to the train station by bus from Manor using NCTX.
I need a Taxi, who should I call?
We recommended calling DG Cars on 0115 9500 500, or download their fabulous app which allows you to book, track and pay for your taxi with a debit card. http://www.dgcars.co.uk/students/student-safety
Where is the nearest supermarket?
The nearest supermarket is Lidl which is just across the road. There is also a Tesco express five minutes’ walk up Ilkeston road.
Is there a medical centre nearby?
Queens Medical Centre is a short car journey away or a 20 minutes walk and there are several pharmacies nearby.
Where is the nearest cashpoint?
The nearest cashpoint is at Tesco Express, about a five minute walk away.
Where is the nearest police station?
The nearest police station is a 15 minute walk away at Canning Circus towards the city centre.
Where is the nearest post office?
The nearest post office is a five minute walk up Ilkeston Road. The nearest post box is on Faraday Road.
Where is the nearest gym?
The nearest gym is across the road at Xercise4less.
What’s in my room?
All bedrooms are fitted with a ¾ size bed, desk, chair, wardrobe, bookcase and drawers.
What is included in the Lounge/Kitchen?
The shared Lounge/Kitchen is supplied with x2 fridge/freezers (x1 in 2, 3 & 4 beds), a microwave, oven/hob, a vacuum cleaner, dining table and chairs and x2 leather sofas. There is also a 32" wall mounted TV with Freeview and licence.
How many bathrooms are there?
Each apartment has a minimum of two shared bathrooms
Who cleans my flat?
Tenants are responsible for keeping their own flats clean and tidy. The communal walkways and lifts are cleaned regularly by our cleaning staff.
Can I bring a pet?
Unfortunately we do not allow pets. This is how we ended up with our goldfish.
Where can I do my laundry?
We have a launderette on site on Faraday Road near the main office. Managed by Circuit Laundry.
How do I pay for my laundry?
Our laundry is operated on a pay as you go and top up card system. A wash is £2.20 and a dry is £1.30.
Can I personalise my room?
All rooms are provided with a notice board for you to put posters up. Please do not pin, blu tack or tape items to the wall, if you do so you will be liable for the cost of redecoration (per wall).
Can I have guests to stay?
You are more than welcome to have guests stay as long as your flatmates are happy with the arrangement.
Can I bring my car?
We have a limited number of parking spaces available. A permit to park on site costs £250.00 a year. These are offered on a first-come, first-served basis. Please don't be tempted to use the car park if you don't have a permit as it is monitored by a private ticketing company. There is street parking on Faraday Road for guests to use.
Is there anywhere I can store my bike?
We have a number of bike racks around the site for you to lock up your bike.
Where do I collect my post from?
Post will usually be delivered to your flat but if you are not in then parcels will occasionally come to the main office where we will store it for you.
How do I report maintenance issues?
We have our maintenance man Paul onsite Monday, Wednesday & Friday. You can report maintenance to us by phone, email, Facebook message or in person at the office.
Do I need to have a TV Licence?
TV licences for the communal area of the flat is included in the rent. If you want to stream or watch live TV in your bedroom, you will need to get a separate TV licence.
What about safety and security on site?
There are CCTV cameras on site and all blocks are very secure as entry is by electronic fob only. During out of office hours, we have off site security which you can call if needed.
What if I get locked out of my flat?
If in the unfortunate even that you find yourself locked out of your property and the office is not open, you can call the security number, details on 'Contact Us' page, show proof of identity they will let you into your flat.
What do I do in the event of fire?
We provide fire-fighting equipment in every property. For the full fire safety procedure, please refer to your welcome pack.
What if I’m not happy with my flat once I’ve moved in?
We’d hate to hear that you’re not happy in the property that you may have chosen or been allocated, therefore if we have the availability within Manor Villages accommodation, we will endeavour to move you somewhere more suitable.
